Q: Are you licensed?
A: Currently, in the state of Maryland there are no licensing requirements for Property
Managers. What sets Top Tier apart from other property management companies is that we are
licensed Real Estate Agents. We are also members of the National Association Residential
Property Managers (NARPM). To achieve designations through NARPM members must adhere
to a strict code of ethics. The Maryland Real Estate Commission affords all owners with
the opportunity of monetary protection under the Guaranty Fund. A property manager that
does not hold a real estate license cannot (a) provide an owner with any monetary
protections under Maryland Real Estate Laws and (b) is not required to abide by any code
ethics from the National Association of Realtors (NAR), Maryland Realtors or NARPM.

Q: Are you affiliated with a National Broker?
A: Top Tier is an independently owned property management company not affiliated with Century 21 Realty.
As a realtor with Century 21 Redwood Realty your rental investment will receive
all the same marketing benefits as a property for sale.This includes the relocation division
of Century 21. Many property management companies do not and cannot offer this
benefit which leads to rental properties remaining on the market for longer periods of time
due to lack of exposure and an investment in marketing dollars. We can also be here for
you when and if you elect to purchase a new investment or to sell your current investment.

Q: What technology will you use to market my property?
A: Aside from using the MLS which markets your property to multiple websites to include Zillow,
Trulia, Rent.com, etc , we optimize social media platforms and ensure your property makes a
strong social “first impression”. Our software provides an applicant with a streamlined and
efficient process to apply for a property.

Q: How do you qualify potential tenants?
A: For the protection of all parties and to remain in compliance with all Fair Housing Laws,
Top Tier uses a third-party company to screen potential applicants. Top Tier provides the third-party
company with the information provided by the applicant. After a comprehensive analysis and
background check, a decision regarding qualification is provided by the third-party company.
The decision of the third- party company is final.

Q: How soon can you begin managing my property?
A: At your convenience, a date and time will be scheduled for us to meet at the property.
After a review of the property, we will discuss when the property will be “rent ready”.
Top Tier will only place properties on the market when they are in rent ready condition. Properties
that are appealing and ready to move in are the properties with the least vacancy time.

Q: Can I review the Property Management Agreement in advance?
A: Yes. Top Tier would be happy to send you a sample management agreement. As our company is built on
four pillars: Relationships, Integrity, Service, and Expectations during our meeting at your
property we want you to thoroughly understand the benefits of having Top Tier manage your rental
property. Not only do we offer outstanding service, we offer multi
property discounts and property management referral incentives.

Q: Once a lease is signed how will I receive my monthly rental proceeds?
A: A copy of the signed lease will be uploaded to your Owner Portal. Your monthly
proceeds will be electronically deposited into an account you designate on the 15th of each month.

Q: If I have a question regarding my owner distribution, how can I find an immediate answer?
A: Please call us during business hours! Your Owner Portal will contain your monthly statement.
From there you will be able to view income received and any expenses paid. Your Owner Portal will
also allow you immediate access to your detailed year end statement.

Q: What steps do you have in place to protect and preserve my investment?
A: We treat your investment like our own home. Before a tenant takes position of your
property, we photograph the condition of the property. When the tenant vacates the
property, we compare the original photographs to the move-out photographs. Any discrepancies
in the property beyond “normal wear and tear” will be considered a damage against
the tenant’s security deposit. During the tenancy Top Tier visits the property twice a
year to avoid any surprises. Of course, if a tenant is not fulfilling their obligations
in maintaining the rental property-this may require Top Tier to take additional steps to
cure any problem.

Q: What type of properties do you manage?
A: We manage residential single family homes, townhouses, and condominiums.

Q: Who gets the 2am repair call?
A:With a full-service management agreement-we do!
All tenant are instructed at lease signing what qualifies as an emergency
and are directed accordingly.
